Selling Your Home This Spring? Follow These 8 Tips

Now that spring is upon us, the market is getting ready to take off again for the season. This means finally listing your home. But you want to get it ready first—which is understandable—and it's easy to do with just a few steps.


In this blog, we’re going to go over some great ways to get your home ready to sell this spring.


1. Boost Your Curb Appeal


When you’re selling your home, you want potential buyers to be interested the moment they pull up. First impressions mean a lot, so your curb appeal is key. If they see a home with a tidy lawn, fresh mulch, greenery, and colorful flowers, it’ll excite them to see what’s inside. If you have a condo, make sure your entrance is clean and inviting.


2. Declutter and Stage


Get all that excess stuff out and clear the clutter from your home. If you plan on taking your belongings with you to the new place, consider renting a storage unit while your property is on the market. But if you’re selling to downsize, this is the perfect time to get rid of some things. Go through everything and sell, donate, or trash anything you don’t want to bring to the new home.


Then stage your home to make it look like a showroom. This also means removing family photos. Today’s buyer wants a place they can move into without fuss.


3. Have a Pre-Sale Home Inspection


You may be wondering, “Why would a pre-sale home inspection help me sell faster?” The truth is, when you have a pre-sale inspection, you’ll be aware of any possible latent defects in your home before you put it on the market. It’s disappointing to list your home for one price only to have to reduce it because a buyer’s inspector found a defect you didn’t know about.


An inspection before you list removes that kind of surprise and helps you sell faster. You’ll also have an inspection report ready for potential buyers, so they won’t need to schedule one themselves.


4. Make Necessary Repairs


Once the inspection is done, if there are things that need fixing, you can decide what to do. For example, if your water heater is broken, you can install a new one—or you can reduce the price so the buyer can handle it. But small repairs like light switches and doorknobs should be addressed before you list to attract as many buyers as possible.


5. Enhance Lighting


When showing your home, open the curtains and let in natural light. Add lamps to dark rooms so the spaces feel bright. Bright, warm lighting makes people feel welcome and helps rooms look more spacious.


6. Deep Clean


When we say deep clean, we mean deep. Make sure you dust off the water heater and any other areas—like the basement—that haven’t been cleaned in a while. When buyers walk through a home, they’re more likely to feel comfortable if it’s spotless down to the grout.


7. Highlight Seasonal Features


If you have yard space, gardens, or outdoor entertaining areas, make sure they’re in tip-top condition. Since it’s spring, you want potential buyers to smell the flowers and imagine themselves grilling outside. Make your outdoor living spaces welcoming so they can picture themselves entertaining there.


8. Work with a Real Estate Agent


We understand that many people would like to skip the agent and go FSBO (For Sale By Owner). But a reputable agent has resources that owners do not. For example, the MLS (Multiple Listing Service) is where agents list properties for other agents to show their buyers. Without an agent, you won’t have access to the MLS. You’ll also be responsible for taking out ads and doing all the marketing an agent would normally handle.
