We’ll get right to the point. It DEPENDS!
Not every home inspection or situation requires a mold test analysis. In an industry that is saturated with mold remediation companies and “experts,” there is no regulation on mold testing, analysis, or remediation. Crazy right? Thankfully, most mold that is found during an inspection is not the dreaded “Black Mold.”
However, there are different species of mold that unless tested for, will not beknown during a routine home inspection. At Fireline Inspections, all of our tests are performed following the Indoor Air Consultant (IAC2) standards, and analysis is performed by the EMSL Laboratory. Below we will list three reasons to consider requesting having a mold test performed during your home inspection.
1. You are Prone to Allergies/Asthma
If you experience allergies or have asthma, it would be a good idea to schedule an air quality test for your new home. This test will collect samples from both the inside of the home and the outside. The results will determine if there is a problem with “sealing off” the home and keeping allergen-causing spores out of the house. This test can also confirm if there is hidden mold present due to an identified (or hidden) leak. More on that in reason #2.
2. Your Inspector Found High Evidence of Moisture
Some homes have leaks that may not have been realized until the day of the inspection. At Fireline Inspections, we use moisture meters to check any areas that are suspected to have moisture. These include areas around sinks, toilets, tubs, dishwashers, crawlspace/basement floor joists, and the list goes on. If moisture is evident, there is a high likelihood of mold.
Depending on if the mold is readily visible or not, we recommend having either a physical sample taken or an air quality test performed. In either case, the cause of moisture will have to be remediated. The test will only aid in determining the extent of the problem. This can also be a great aid in receiving credits from the seller during a real estate transaction so the problem can be fully remediated.
3. Obvious Signs of Fungal Growth
Lastly, a third reason to have a mold test performed is because of obvious signs of fungal growth. In the state of North Carolina, a home inspector cannot mention “mold” on an inspection report unless a test is performed, and analysis is done by a licensed laboratory. However, reporting fungal growth is an observation that should be made by every inspector. This is because if there is fungal growth, there is a moisture problem somewhere in need of correction. If you receive a report from your home inspection stating that there was evidence of fungal growth, it would be a good idea to have a sample taken and tested. The results can help determine the cost and amount of remediation necessary.
These are just three very basic reasons to consider adding a mold test to you home inspection. The benefits of knowing the type and quantity of mold spores can make or break the cost of remediation. Remember, mold only grows where moisture is prevalent. So if you are prone to allergies, notice high levels of moisture or humidity, or find obvious signs of fungal growth, consider having a mold test performed at your home.
