Commercial Property Inspections: Dos and Don’ts

Commercial property is a major investment, whether you're buying, leasing, or managing it. Plus, it comes with its fair share of risk. Whether you’re purchasing an office building, warehouse, retail space, or multifamily property, a professional commercial property inspection is a crucial step in the process. An inspection that’s done correctly can reveal hidden issues, protect your investment, and save you thousands in unexpected repairs.

In this blog, we’re going to discuss the dos and don’ts to follow so you can make the most of your next inspection.

DO: Hire a Certified Commercial Inspector

Not all property inspectors are the same. Commercial buildings have complex electrical, HVAC, and plumbing systems—not to mention the roofing, structural, and other differences commercial properties have compared to residential properties. Make sure to hire an inspector who is certified, experienced, and specializes in commercial properties. An inspector who solely works on residential buildings may miss critical details in a larger or more complex facility.

DON’T: Skip the Inspection to Save Time or Money

Some buyers or tenants are tempted to skip the inspection to save money. But avoiding an inspection can be a costly mistake in the end. Even newer buildings can have hidden issues that aren’t visible to the untrained eye. Investing in an inspection now can save you tens (or possibly hundreds) of thousands in future repairs, code violations, or safety issues.

DO: Attend the Inspection

If possible, be present during the inspection. When you’re there, you can ask questions and see any issues firsthand. You’ll also gain a better understanding of the building’s condition and ensure the inspector has access to all areas of the property. If you can’t attend in person, be sure to request a detailed report with photos and a follow-up call to review the inspector’s findings.

DON’T: Rely on a Basic Walkthrough

A quick walkthrough may reveal some obvious problems, but it won’t give you the full picture. Insist on a comprehensive inspection that includes structural elements, roofing, electrical systems, plumbing, HVAC units, fire safety, and any specialized equipment. Also, ask for a clear report that outlines current conditions, estimated life expectancy of major systems, and recommendations for repair or replacement.

DO: Review Local Code Compliance and ADA Requirements

Commercial properties must meet local building codes, zoning regulations, and accessibility standards like those outlined in the ADA (Americans with Disabilities Act). Your inspector should be familiar with these requirements or be able to refer you to a specialist who can evaluate compliance. Buyers who ignore these issues may face costly repairs, legal liabilities, or difficulty securing financing or tenants.

DON’T: Forget to Inspect Exterior Spaces and Grounds

The building is only part of the equation. Make sure your inspector also checks parking lots, driveways, drainage systems, landscaping, lighting, signage, and any other structures outside the main building. Without an exterior inspection, you could face issues like poor grading or damaged pavement, which can lead to water intrusion, tenant complaints, and even safety hazards.

DO: Use the Report for Negotiations

The final inspection report can be a powerful tool during lease or purchase negotiations. If the inspection reveals that major repairs are needed, you can request that the seller or landlord make the repairs. You could also ask for a price reduction if you’ll be handling the repairs yourself.

DON’T: Assume Everything Is Covered

Not all inspections include areas like environmental testing, pest inspections, asbestos or mold detection, or specialty equipment checks. If the property you’re considering includes elevators, sprinklers, or kitchen equipment, ask the inspector if those are included or if a separate specialist needs to be brought in.
